02 · The Cluster
One address inside Berlin’s science cluster
On a quiet bank of the Spree, framed by two waterways, lies one of the last large sites in the centre of Berlin’s scientific heart. Within a short walk: the Technische Universität, Fraunhofer institutes, the University of the Arts — and one of Europe’s most productive AI research communities.

03 · The Hall & Its Heritage
Where Berlin engineered
what moved the world
This ground has changed industries before. In 1899, Siemens & Halske built lamp works on Helmholtzstraße whose light — under the name OSRAM — reached cities around the globe. In 1926, Berlin’s transport company raised the great workshop hall that still stands on the site today. And for the past four decades the blocks around it have been home to IAV: the engineering house founded out of TU Berlin, co-owned by Volkswagen, where drivetrain and vehicle technology for millions of cars was developed.
The listed hall is the visible witness of that lineage — light, then mobility, and now intelligence. Under its roof an AI campus takes shape: laboratories and robotics, a market of ideas, the city welcome at the table. TU Berlin, Fraunhofer and the water are at its doorstep; above the canal, a historic tower hints at a rare privilege — a quiet place for thinking.

Layer 1 — Hardware
The ground
A residential quarter in a city where good homes are its scarcest resource. Four sculpted houses from the first massing study, calm and enduring: the base that carries everything above.
Layer 2 — Operating System
The life
What makes people arrive and stay. The listed hall of 1926 becomes the social engine: a market hall full of ideas, a restaurant open to the city, hospitality in the tradition of great hosts rather than great lobbies.
Layer 3 — Software
The mind
The software is the AI itself: laboratories, robots learning in public view, researchers and agents sharing one floor. This is what sets the address apart, and what lifts the value of everything beneath it.

The quarter is conceived together with the AI research community it will house — its laboratories anchor the hall, its talent fills the homes, and its ambition gives the place a task: making Berlin the European capital of applied intelligence.
